南京市地铁3号线沿线住宅价格变化分析

摘要

近年来，我国地铁作为一种具有安全、快速、便捷等优点的新型出行工具，全国大部分城市都基本实现地铁线的覆盖，极大地缓和交通堵塞的情况，对城市居民的生活提供巨大的便利性。由于城市规道交通的方便性与经济性促使轨道交通周边住宅价值明显升值，科学的分析城市轨道交通给住宅价格带来的的影响、对合理规划地铁周边住宅项目建设开发、调整优化城市空间布局具有重大意义。

本文将以南京地铁三号线为研究对象，收集南京地铁三号线站点的范围不同、时间的不同的小区房价数据，并且定量研究这些住宅价格，然后总结出沿线住宅价格在空间和时间上受到南京地铁三号线影响的变化规律。

本文研究利用ArcGIS软件对收集到的数据进行分析提取，定量分析地铁沿线不同缓冲区的范围的数据。研究结果表明，南京市地铁3号线对周边地区房价的影响程度各不相同，用地铁站点对五个不同范围内的小区住宅数据变动的影响进行测量。当居住小区与地铁之间的距离一定时，不同规划阶段的房价变化会随着规划阶段的不同而不同，项目建设距离对地铁站点的影响越小，时间越短。

abstract

In recent years, China's subway, as a kind of has the advantages of safe, fast and convenient new travel tools, covering most of the cities in China are the basic elements of a subway, greatly ease the traffic jam, for urban residents to provide great convenience of life. As the urban road traffic rules of convenience and economy to rail transit surrounding residential value rise obviously, scientific analysis of the urban rail transit impact on housing prices, to the reasonable planning of residential projects along development, adjust the distribution of urban space is of great significance.

This paper will be of nanjing metro line 3 as the research object, the collection of nanjing metro line 3 along the scope of each site is different, the time of different district housing data, and quantitative study these residential prices, and then sums up along the housing price in space and time under the influence of nanjing metro line 3.

In this study, ArcGIS software was used to conduct spatial analysis of collected data, and units of different buffer zones along the subway were quantitatively analyzed. The results show that nanjing metro line 3 has different influence on the housing price in the surrounding areas. The influence of 5 variables on different areas of subway station was measured. When the distance between the residential area and the subway is certain, the different planning stage changes in house prices will varies as the planning stage, project construction from the influence of the subway site is smaller, the shorter the time.
