摘 要

随着现代社会的迅速发展，居民的消费需求从普遍追求基本生活需要的满足，转变为更加注重生活质量提高的方向。由此物业管理也成为现如今房地产住宅小区内必不可少的一项工作，使小区的日常管理更加方便、快捷，同时更容易满足业户的生活需求。

本文通过对目前房地产物业大环境的分析，以及项目宗地的现场调研分析，根据物业管理的规则和条例，对本项目宗地小区进行物业管理方案的编制。本项目小区的物业管理公司为地块竞得者通宇地产下设的物业管理公司，随后对小区的物业管理内容、物业管理服务中人员配备、物业管理服务等级以及标准根据南京市现行的各项标准进行制定。根据以上结论对实行小区物业管理的财务收支进行测算，衡量物业管理方案实行的可行性。

通过各项分析最后得出本项目林景澜园小区的物业管理方案，项目采用前期介入的方式进行管理。对林景澜园小区的物业管理采用三级服务标准，在物业管理组织架构中，采用直线职能制的方式，对每一个下设部门都有直接的上级领导部门进行管理，本项目对所有员工的工作内容都做了明确的要求等。

Study on property management of LinJinglanyuan project

Abstract

With the rapid development of modern society, the consumption demand of residents has changed from the general pursuit of the satisfaction of basic life needs to the direction of paying more attention to the improvement of life quality. Therefore, the property management has become an indispensable work in the real estate residential area, which makes the daily management of the residential area more convenient and fast, and also easier to meet the living needs of the business households.

Based on the analysis of the current real estate environment, as well as the on-site investigation, analysis of the project land, the rules and regulations of property management, makes the property management plan for the project land plot. The property management company of the project community is the subsidiary of Tongyu real estate, which is the winner of the plot this paper then designs the property management content, personnel work allocation, property management service and standard of fee for the community. After that, the financial revenue and expenditure of the property management of the community are calculated, and the feasibility of the implementation of the property management scheme is measured. Finally, a complete property management scheme report is obtained.

Through various analysis, the property management scheme of community of the project is concluded, and the project is managed by the way of early intervention. The property management of community adopts three-level service standards. In the organizational structure of property management, a straight-line functional system is adopted to manage each subordinate department with a direct superior leading department and clear requirements are made for all employees.
