摘 要
随着我国近年来的社会经发展,人民生活水平不断提高,人们开始关注居住健康舒适的问题,伴随着私家车进入家庭的速度越来越快,停车需求,特别是居住区的停车需求日益扩大。作为新一代的代步工具,私人小汽车以一种不可阻挡的速度进入大部分家庭,在使人们出行变得快捷舒适的同时,由于中国人口众多,在居住环境空间拥挤,地价昂贵的状况下,城市中建设于上个世纪的老旧居住小区,在规划设计之初对停车需求的考虑不足,导致存在普遍的“停车难”问题。
本论文探讨和研究老旧居住小区停车问题。首先阐述国内外关于老旧居住小区停车问题的研究,其次结合老旧居住小区停车现状和影响停车需求的宏观因素和微观因素,提出需求预测分析方法模型并整理总结出三个方面的改善措施。最后以南京市王府园老旧居住小区为例,通过分析小区现有的停车问题,提出符合现状的改善措施,目的是为我国将来在改善老旧居住小区停车的问题上提供思路。

ABSTRSCT
With the social and economic development in China in recent years and the continuous improvement of people’s living standards, people begin to pay attention to the issue of living health and comfort. With the increasing speed of private cars entering families, parking demand, in particular, the growing demand for parking in residential areas. As a means of transportation for the new generation, private cars enter most families at an unstoppable speed, making people travel quickly and comfortably, and at the same time, due to China’s large population, living environment is crowded, under the condition of high land price, the old residential district built in the last century has not considered the parking demand at the beginning of the planning and design, which leads to the common “Difficult parking”problem.
This paper discusses and studies the parking problem in the old residential quarter. Firstly, it expounds the research on the parking problem of the old residential quarter at home and abroad, secondly, it combines the current parking situation of the old residential quarter with the macro and micro factors that affect the parking demand, put forward the demand forecast analysis method model and summarize the improvement measures in three aspects. Finally, taking the old residential district of Wangfuyuan in Nanjing as an example, this paper analyzes the existing parking problems of the residential district, and puts forward some improving measures in line with the present situation, so as to provide ideas for improving parking problems of the old residential district in the future.In recent years, with the social and economic development of our country, People’s living standards have been improving day by day. 1.1研究背景

1.2研究目的与意义
随着我国城镇与机动化的发展,城市小汽车的拥有量以及使用量迅速增长,小区停车供给不足问题日益严重,引发了政府、社会广泛的关注与重视。
本论文所研究的停车问题密集出现在城市中心老城区。这里受历史发展的限制,不仅是老旧居住小区建筑群密度高,这里的人口密度也高,但路网容量低,基础设施配套服务相对于城市外围地区较为落后与不足,老旧居住小区停车问题往往引发小区内部绿化用地或小区广场等公共空间、消防通道被占挤等情况发生,老旧居住小区停车问题亟需得到改善。本论文通过现状调研和统计分析等方法,就面对小汽车数量的快速增加与以往的居住区规划设计和用地指标产生的各种弄矛盾即“停车难”的现状,用超前的眼光积极探讨老旧小区停车理论及方法,探讨如何缓解老旧居住小区停车难问题及如何完善老旧居住小区停车策略。
