摘 要
随着中国房地产业的发展,也伴随着新的政策的出台,房地产业的发展俨然成为了我国社会主义市场经济发展的巨大支撑,对国民经济占主导地位,成为中国新的经济增长点。对房地产业的投资也成为社会投资的主流产业,但伴随而来的便是高风险高收益。由于近年银行贷款的方便化,房地产业的发展也越来越迅速,一跃成为国民经济的重要组成部分。本文主要通过网上挂牌出售的土地,根据其具体信息由学生自己自由发挥,尝试计算其发展所需的各项数据,并考察其合理性。本文主要阐述了我国房地产业发展所必须的财务问题,包括成本估算,销售预算,财务评价指标等内容。来反映当前社会房地产业所存在的问题,亲身感受房地产业发展的现状,也阐述了中国国内房地产市场和南京市房地产市场的现状。本文通过对南京市2020G68地块房地产建设项目的研究,进行了一系列的研究与学习,以客观,公正的态度对该项目进行了合理的财务分析。本毕业设计是关于房地产开发项目的财务评价方案设计,通过设计,主要是使学生系统熟悉和掌握房地产开发项目财务评价的内容体系、操作程序、方法和技能等,培养学生具有综合运用所学的有关理论知识去独立分析、解决实际问题的能力,为其今后从事有关实际工作打下良好基础。

Feasibility Study Report of 2020G68 Real Estate Project of NO. New District in Nanjing
Abstract
With the development of China"s real estate industry and the introduction of new policies, the development of the real estate industry has become a huge support for the development of China"s Socialist market economy, which dominates the national economy, become the new economic growth point of China. The investment in real estate has become the mainstream industry of social investment, but it is accompanied by high risk and high income. Because of the convenience of bank loan in recent years, the development of real estate has become more and more rapid, and has become an important part of the national economy. This paper mainly through the land listed for sale on the Internet, according to its specific information by the students themselves free play, try to calculate the data needed for its development, and examine its rationality. This paper mainly expounds the financial issues necessary for the development of China"s real estate industry, including cost estimation, sales budget, financial evaluation indicators and so on. To reflect the current social real estate problems, real estate industry to experience the development of the status quo, but also elaborated on the domestic real estate market and Nanjing real estate market status. Based on the study of the Real Estate Construction Project of block 2020G68 in Nanjing, this paper makes a series of research and study, and makes a reasonable financial analysis of the project in an objective and fair manner. This graduation project is about the real estate development project financial appraisal plan design, through the design, mainly is causes the student system to be familiar with and grasps the real estate development project financial appraisal content system, the operation procedure, the method and the skill and so on, train the students to have the ability to analyze and solve the practical problems independently by using the relevant theoretical knowledge, which will lay a good foundation for them to do the practical work.
