摘 要

近年来，互联网行业爆炸式增长，房地产行业也蓬勃发展，但是传统的二手房房地产行业还在用传统的手工管理方式。这样的方式效率低下，信息冗余度高，不能满足如今广大人民和一些企业的多方面需求。因此本文在总结传统的二手房地产行业弊端的基础上，开发了一个二手房租售管理系统，为广大网络用户提供了更加周到和人性化的服务。

本文探讨基于Spring-Strusts2-Hibernate框架技术，利用Eclispe平台，结合MySQL数据库，利用MVC模式探讨该平台的主要功能和核心模块的实现流程。本平台服务器采用B/S访问模式，是一个基于Web技术的基于房屋信息发布，查询一体的管理系统。

包含管理员和普通用户两种身份，具有用户信息管理，房屋出租信息管理，房屋出售信息管理，公告信息管理，留言信息管理等功能。各个模块中管理员可以进行管理，普通用户可以发布和发布租售信息。本文对各个模块进行了详细的设计和分析，完成了个模块的基础功能，为用户提供了极大的便利。

Abstract：In recent years, the Internet industry has exploded and the real estate industry is also booming, but the traditional second-hand real estate industry still USES the traditional manual management method. This way is inefficient, information redundancy is high, can not meet the various needs of the people and some enterprises. Therefore, on the basis of summarizing the disadvantages of the traditional second-hand real estate industry, this paper develops a second-hand house renting and selling management system, which provides more considerate and humanized services for the vast number of network users.Based on spring-strusts2-hibernate framework technology, this paper discusses the main functions of the platform and the implementation process of core modules by using Eclispe platform and MySQL database and MVC pattern. The server of this platform adopts B/S access mode, which is a management system based on Web technology and integrating house information release and query.Includes the administrator and the ordinary user two kinds of identities, has the user information management, the house rents the information management, the house sells the information management, the announcement information management, the message information management and so on the function. In each module the administrator may carry on the management, the ordinary user may publish and the release rents sells the information. This article has carried on the detailed design and the analysis to each module, completed the basic function of each module, has provided the great convenience for the user.

1 绪论

1.1课题背景

在棚户区改造和城镇化发展等一些国家房地产政策引导下，随着国内经济蓬勃发展，建设现代化城市步伐不断加快，城镇规模不断扩大。城市的发展产生了大量务工人员，使人员的流动更加频繁，二手房租售逐渐成为社会的热点问题。一方面是二手房的大量闲置，另一方面，无论是二手房的出租还是出售，都面临着大量需求。传统上，二手房的租售，房屋中介是大部分人的第一选择。但是传统二手房中介利用门店经营，采用手工管理方式，效率低下，数据冗余，出错率较高，使中介公司的声誉受损。而且众多繁杂的中介公司充斥市场，鱼龙混杂的各种中介提供大量繁杂的房产信息，中介公司的信誉参差不齐，使他们难以准确、快速地从中找到合适房屋信息，这消耗了他们大量的时间。此外，中介在双方交易中占主导地位，并且中介从中还要收取的一定比例费用，这大大提高了用户租售房屋的费用。所以，社会需要一种互联网思维的平台，来弥补中介的不足。

IT技术和互联网的蓬勃发展，启发我们利用新技术来颠覆传统行业， 于是我们就利用互联网技术，提出独特思维，设计开发出这个基于SSH的二手房租售管理系统，提供实时、快捷、全方位传播信息的平台。本文从网络环境、房屋租赁、销售和服务特点、信息显示和服务措施等方面考虑，构建了完整的房屋信息管理系统。

1.2目的和意义

房屋目前已经成为热点问题，而住房租房困难也是最大的民生为题。刚毕业的大学生，进城务工的农民工，大城市中助梦的热血青年都在为了房屋而发愁。
