不动产登记涉及的区域面积计算的研究

摘 要

新的不动产登记条例将会在2015年出台，将涉及房产、土地建设用地使用权、集体土地所有权、土地承包经营权、海域使用权等内容，而这些登记无一例外，全部涉及到相关地域的界线、面积、位置等内容，如何组织发这些数据为新的不动产登记提供空间数据的支持，这需要GIS工作者根据以前的房产登记和土地使用权登记相关内容进行更进一步的研究，以适应新一轮的不动产登记。

新的不动产登记制度与不动产测量技术对不动产的区域面积计算有着直接的影响，它们决定了面积计算的方式与精度。不深入研究不动产登记的内容和作用，不深入研究不动产测量的发展现状跟具体内容，就不能明白不动产面积计算的定义、内容与要求。本文从不动产的定义开始，分析了不动产登记涉及的要素，回顾了国内外不动产登记制度的发展情况，对不动产测量的作用与方法进行了简要的研究展开。最后总结了不同情况的不动产面积计算的要求。

Abstract

New real estate registration ordinance will be introduced in 2015, will be involved in real estate, land right to use construction land, collective land ownership, right to the contracted management of land, the right to use sea areas, such as content, and the registration without exception, all involve the relevant geographic boundaries, area and position the content such as, how to organize to send the data to provide the support of the spatial data for new real estate registration, this requires the GIS workers according to the previous property registration and further study the land use right registration related content, to adapt to the new round of real estate registration.

New real estate registration system and real estate measurement technology area calculation have a direct impact on real estate, they made the decision to area computation and accuracy.Don't delve into the content and function of the real estate registration, don't delve into the current development of real estate measurement and specific content, will not be able to understand the definition of real estate area computation, the content and requirements.In this paper, starting from the definition of real estate, analyzes the factors related to real estate registration, reviews the development of real estate registration system at home and abroad, the real estate measurement function and method of research.Finally summarizes the different situation of real estate area computation requirements.
