摘 要

本项目是江苏昆山市郁金香路恰兴包装有限公司办公楼项目，主要包括一栋办公楼，地下一层，地上九层。办公楼的结构形式为钢筋混凝土框架结构。办公楼总建筑面积17812平方米，其中连廊70平方米，地下室2610平方米，地上建筑面积15132平方米，地下室一层为汽车库。建筑项目为二类高层。耐火等级为地上二级，地下一级。设计使用年限50年。屋面防水等级I级防水层合理使用年限为15年，地下室防水为II级，配电房、发电机房防水等级为I级。

本项目主要有以下几个难点：

1）楼层较高，外脚手架设计是难点；

2）超高满堂支撑架设计：顶板支撑架设计需按照高大支撑架来考虑。

3)基坑围护项目：基坑开挖深度为4.6米～5米，施工难度大，基坑周边环境复杂，四周临近城市主干道，施工保证基坑稳定，做好基坑监测工作。

4）塔吊布置：本项目场地面积小，为满足施工需要，拟布置2台塔吊配合垂直送达。

5）本项目地下室一层，地下室底板标高变化多等，给底板施工带来难度，应仔细核对图纸，解决好高、低板跨衔接处的施工。

本施工维持设计主要对以下内容进行了设计：

① 混凝土项目；②钢筋项目；③模板项目；④脚手架项目；⑤砌筑项目等。其中，针对模板项目和外脚手架项目进行了专项施工方案设计。

可以说，本次设计给出了适合本项目的切实可行的方案。

Design for the Construction organization of office building

Abstract:

The main part of this project is an 10-floor office building of qiaxing in Kunshan .The building is the structure of Reinforced concrete frame. The total construction area of office buildings is 17,812 square meters, of which corridor is 70 square meters. basement is 2610 square meters, ground floor area is 15,132 square meters, the basement floor is the garage. Construction works is two types of high-rise. Fire resistance rating is two level on the ground and the underground one . Design life is 50 years. Class I roofing waterproofing reasonable service life is 15 years, basement waterproofing is Class II, power distribution room, generator room waterproof rating of I grade.

There are some difficulties as following:

1. It’s difficult to arrange scaffolding because the building is tall .

2. The design of full ultra-high support frame: the design roof support frame must be considered in accordance with tall carriage.

3.Foundation Pit Support Project: excavation depth of 4.6 meters to 5 meters, construction difficult, complex surroundings pit, surrounded by the main road near the city, construction pit to ensure stability, good pit monitoring.

4 .crane arrangement: The project small the area, in order to meet construction needs, to be arranged with the two crane vertical transportation.

5. The project basement floor, basement floor elevation change wait, bring difficulty to the floor construction should carefully check the drawings, deal with high and low across the board at the construction of convergence

The main contents are designed in this plan:

1. Concrete. 2. Steel works. 3. Template works. 4. Scaffolding engineering. 5. Masonry works and so on. Among them, outside scaffolding and template project have been conducted for special construction project design.

This paper presents a viable plan.
