摘 要

随着我国经济的不断发展，物流园区的规划与建设在全国范围内受到了热烈的追捧，我国一、二线城市的物流园区的规划建设方式也趋于成熟。但作为城乡结合中起着重要作用的三线城市的物流园区的规划与建设却存在着很多的问题，如盲目确定园区规模，园区布局混乱等。

本文通过对三线城市的特点及各种物流需求的分析，提出了一种新的物流园区模式，我们称之为综合商贸物流园区，并确定了综合商贸物流园区所应该具备的功能。然后介绍了模块化理论及模块化设计，结合传统物流园区功能区的划分方式，提出了对综合商贸物流园区进行模块化设计的方法。依据模块化思想对综合商贸物流园区进行功能模块的确定及功能模块的分解，从而得到了综合商贸物流园区的模块库，然后提出了园区的需求预测的思路并以此为依据提出了各模块规模的计算方法以及各个模块的布局方法。通过模块化的思想把园区的投资金额、财务指标进行分解，针对不同的项目提出了估算方法。最终结合实例，以衢州某物流园区为例，应用本文提出的模块化设计方法、模块规模计算与布局和投资估算、财务评价方法，对综合商贸物流园区进行规划并评价。

MODULAR DESIGN OF COMMERCE LOGISTICS PARK

Abstract

With the development of the economy of China, the planning and construction of logistics parks have been welcomed all over the country, the planning and construction of logistics parks in China's first and second tier cities is mature enough. However, there are many problems in the planning and construction of the logistics parks in the third tier cities which play important roles in the connection of urban and rural areas, such as deciding the size of parks or dividing function areas without basis.

It analyzes the characteristics of the third tier cities and theirs logistics demand, puts forward a new mode of logistics park called the comprehensive logistics park, and determine the necessary function of the comprehensive logistics park. Then, the modular theory and modular design are introduced, and the method of modular design of the comprehensive logistics park is put forward according to the division of the functional areas of the traditional logistics park. Module library of the comprehensive logistics park is determined based on the modular theory. Then the demand forecasting method of the park is proposed，based on which the method of calculating the size of each module area and layout method are proposed. Through the modular thought, the investment amount and financial index of the park are decomposed, and the estimation method of different projects is put forward. Finally, take a logistics park in Qu Zhou as an example, the comprehensive logistics park is designed with the method of this paper.
