摘 要
最近这几年,房地产市场的发展速度越来越快,房地产行业在国民经济发展中起着中流砥柱的作用。其中,二线城市和三线城市的发展最为迅速,这也使得国内外大中型房地产开发企业的发展计划从一线城市转向二线城市的三线城市,作为二线城市代表的南京,它的房地产市场这几年迅速的发展,吸引了众多国内外房地产开发企业的投资目光,开发企业之间的竞争也日趋激烈。开发商对项目的前期定位也是越来越重视。一个成功的项目,它的前期定位是很关键的,有了好的开始,项目才能起个好头,所以说前期定位决定了一个项目的成败。如果说策划是一个项目的灵魂的话,前期的定位就是一个项目的关键。我有机会在河西的苏宁滨江壹号实习,通过在这实习的机会,我了解了项目的一些基本情况,我将在了解的基础上对苏宁滨江壹号作出一个较为完善的前期定位报告。本设计在目前南京河西的房地产市场背景下,对项目所在的地理位置,项目投资环境以及周边竞品楼盘的情况进行了深入的分析研究,通过对在市场调查的基础上对政策,市场,项目进行分析,然后作出项目的前期定位报告。使得项目能在以后的销售阶段取得良好的销售业绩。

Abstract:The last few years, the pace of development of the real estate market is growing fast, the mainstay of the real estate industry has played a role in national economic development. The design in the current real estate market in Nanjing Hexi background, for location of the project, the project"s investment environment and the surrounding estate of competing products conducted a thorough analysis, through market survey on the basis of policy, markets, project analysis, and then make a preliminary report to locate the item. Making the project can achieve good sales performance in future sales stage.

1.1 选题依据

我选择的题目就是前期定位报告,本人对房地产前期定位这个课题比较感兴趣;而且我有机会在河西的苏宁滨江壹号做销售,通过在这实习的机会,了解了项目的一些基本情况,能接触到很多的相关资料、数据等,所以选择这个研究课题进行毕业设计。本设计将在了解项目的基础上对苏宁滨江壹号作出一个较为完善的前期定位策划。
1.2 项目概况
苏宁滨江壹号是苏宁置业开发的一个滨江豪宅项目,位于南京河西区域,由三栋造型独特的白色弧线体艺术建筑,以最佳滨江朝向排布而成,是享有一线江景资源。
