佳境天城项目财务评价方案

摘 要

随着我国市场经济的不断发展和完善，我国的房地产也得到快速的发展。进入21世纪，房地产已经成为支撑国民经济的重大支柱之一，本文论述房地产的财务评价是对于项目在投资开发活动中对于项目的经济可行性进行分析论证，目的是为后期的投资决策提供经济依据。由于房地产本身具有投资资金大、周期性长、风险不确定因素复杂等特点，所以对于项目的财务评价显得极其重要。

从房地产行业的发展为背景，阐述了本课题的意义目的。然后总结了房地产行业的发展对财务评价理论，阐述了当前房地产行业现状，财政投融资在国内和国外，然后通过对该房地产项目的主要指标的分析，包括项目的盈利能力分析，偿债能力分析和不确定性分析，说明了项目的依据和合理的操作数据。在后面的章节中的数据的基础上，通过当前的经济形势，同时确保融资工作进展，对融资和融资结构分析的最佳控制条件下的财务成本，说明融资的各方面的多样性，是实现经济条件下项目良好经营下的保证。
