摘 要

工程造价是工程管理专业学生必须掌握的重要知识，其实践性很强。工程造价在建筑行业中也扮演着重要角色。本次毕业设计主要内容为工程计量计价和编制招投标文件。我组以物研职工宿舍工程的建筑、结构施工图纸，结合实际情况和相应题目要求内容、资料作为依据，进行了工程计量计价。

先基于工程咨询单位立场，小组内同学共同编制完成招标文件，招标过程主要为：

（1）各组员分配任务，根据图纸和工程量计算规范进行施工图预算。

（2）编制工程量清单，在未来清单软件中填写项目特征、项目编码和计算好的工程量。

（3）编制招标文件，主要包括招标公告、投标人须知、评标办法、合同条款及格式、工程量清单、图纸目录、技术标准和要求。

然后以A企业的立场，依据招标文件和企业自身条件，完成A企业对物研职工宿舍工程的投标文件编制。投标过程主要为：

1. 依据相关的设计规范、标准图集、工程概况和图纸编制施工组织设计。施工组织设计包含施工顺序、施工工艺、施工各项措施等。

（2）根据施工方法和定额通过未来清单软件为工程量清单报价。包括分布分项工程量清单、单价措施项目清单、总价措施项目清单和其他项目清单。

（3）编制投标文件，包括投标函及投标函附录、已标价工程量清单、施工组织设计、主要施工设备表、劳动力计划表、计划开、竣工日期和施工进度网络图、施工总平面图、临时用地表。

通过毕业设计这个阶段中对所学的基础理论和专业知识的综合运用，以及使用未来清单软件、CAD、Excel、Word等软件，编制工程量清单、施工组织设计及其他招投标文件，了解了工程招标和投标报价的全过程；深化了我对造价工作的认知；培养了我独立分析及解决一般工程造价专业技术问题的能力。

Abstract

The project cost is an important knowledge of engineering management major students must grasp, practicality is very strong. The project cost has also played an important role in the construction industry. This graduation design mainly contents of pricing and bidding for engineering measurement. My group to research staff quarters engineering construction, construction drawings, combined with the actual situation and the corresponding data contents, requirements as the basis for the engineering measurement and valuation.

Based on the engineering consulting unit position, group jointly completed the preparation of bidding documents, bidding process is mainly:

(1) the distribution of members, according to the drawings and engineering calculation for construction drawing budget.

(2) the list of quantities of engineering quantity, fill in the project characteristics, in the future in the software project list code and calculate the.

(3) the preparation of tender documents, mainly including the tender notice, instruction to bidders, bid evaluation method, the terms of the contract and format, the engineering quantity list, list of drawings, technical standards and requirements.

Then in the position of a enterprise, according to the bidding documents and their own conditions, a enterprise of research workers dormitory construction of the preparation of tender documents. The bidding process for the main:

(1)according to relevant design codes, standard atlas, engineering drawings and construction organization design. The construction organization design includes the construction sequence, construction technology and construction measures etc..

(2) according to the construction method and the software for future quota list of engineering quantity list quotation. Including the distribution of the project quantity list, price list, price measures of the project measures the list of items and other items list.

(3) the preparation of the tender documents, including letter of tender and appendix to tender, price of engineering quantity list, the construction organization design, list of main construction equipment, labor schedule, plans to open, the completion date and construction schedule network diagram, construction general layout, temporary surface.

Through the graduation design, this stage of the basic theory and professional knowledge of the integrated use of, and use of future list software, CAD and excel, word and other software, the preparation of engineering quantity list, construction organization design and other tendering and bidding documents, to understand the the whole process of project bidding and tendering quotation; deepen the my knowledge of cost; cultivate the ability of independent analysis and solve the general engineering cost and technical problems.

第一部分

毕业设计综述

第一章 工程概况

1. 基础结构

本工程基础采用桩基础,桩用承台连接，桩长8-15m，直径600mm，内设钢筋笼，桩身混凝土强度等级为C30。基础垫层混凝土强度等级为C15。地基基础设计等级为丙级，基础设计安全等级为二级。基础拉梁、承台混凝土强度等级为C30。地质条件：本工程为二类建筑场地，属不液化场地，属于可进行建设但不利于抗震的地段。土质为三类土。地面粗糙度类别为B类。水文情况：地下水位在离地表3M以下。地下水对砼中钢筋具有微腐蚀性。混凝土环境类别：室内地坪标高以下基础为二（b）类，厕所、屋面为二（a）类，其他混凝土环境类别为一类。基础施工完成后需及时用素土回填至室内地坪标高，压实系数≥0.94。

主体结构

主体为框架结构，设计使用年限为50年，建筑等级为三级。建筑面积2541.8㎡，建筑底层面积614.5㎡。共四层，建筑高度12.85m。抗震设防烈度为7度，设计基本地震加速度为0.10g。耐火等级为二级。屋面防水等级为Ⅱ级，防水层合理使用年限为15年。本工程建设地点为南京市栖霞区尧化街道，该职工宿舍周围有永久道路，可供施工使用，钢筋、木材、水泥等材料均可按工程需要组织供应。附近有水源、电源可以供施工使用。2.450m以下柱、梁、板混凝土强度等级为C30。2.450-11.450部分为C25。其余混凝土强度等级为C25。钢筋采用HPB300级、HRB335级和HRB400级钢筋。HPB300级和HRB335级钢筋焊条为E50xx型，HRB400级钢筋焊条为E55xx型。钢筋采用机械连接和闪光对焊连接，接头百分比率对梁、板、墙要求≤25%对柱类构件要求≤50%。钢筋保护层厚度取25mm。本工程外墙采用200厚蒸压砂加气砼砌块，强度等级MU5，DMM5混合砂浆砌筑。内墙为MU5蒸压加气混凝土砌块，DMM5混合砂浆砌筑。女儿墙采用MU15蒸压灰砂砖240厚，DMM7.5混合砂浆砌筑。预计总工期240天，主体工期130天。

3．装饰工程

本工程楼地面除车库外为地砖楼地面，卫生间地面做防水层，车库为水泥地面。内墙为乳胶漆墙面，卫生间为瓷砖饰面。外墙为浅黄色弹性涂料饰面和灰色面砖饰面，门厅主入口部分为干挂石墙面。空调外机洞口安装铝合金百叶。屋面铺设SBS改性沥青防水卷材。窗全部采用塑钢窗，门为木门、组合玻璃门、防火门和塑钢推拉门。外窗台、窗楣、雨篷、压顶和突出的腰线等除具体设计要求外，均在上面做不小于5%的流水坡度，下面做滴水。有地漏房间做防水层，需在地漏周围1m范围内做1%坡度坡向地漏。内窗台均做1:2水泥砂浆粉面，并做50宽护角线。室内外各项露明金属件需漆油漆，油漆做法为刷防锈漆两道后再做与墙面颜色相同的氟碳喷涂。

第二章 毕业设计任务

1. 小组任务

根据清单计价规范计算清单工程量；编制包括招标公告、投标须知、评标办法、协议书、通用条款、专用条款、工程量清单、技术规范等文件。确定施工方案、分包方案；结合未来清单、CAD等软件完成招标文件编制。对完成的招标文件进行投标报价。

2. 个人任务

2.1 招标阶段

（1）审阅图纸，做到熟悉图纸上的规范及施工做法，了解工程概况,在算量之前对整个工程有所了解。为编制清单做准备,对清单工程量的计算方法以及清单计价方式有全面的认知，预防计算出错。为编制招标文件做准备。

（2）做好书籍和材料准备。包括2013清单计价规范、江苏省2014定额、有关工程量计算的书籍论文、工程做法相关的图集等。
