摘 要
建设单位是建设项目全流程的发起者和组织人,对整个项目负责。业主方项目管理,在代表各方利益的管理中,处于核心地位。但在当前的国内建筑市场,施工方项目管理得到了充分关注,业主方的项目管理却被忽略,这就造成业主对工程项目的建设过程管理薄弱。为了实现工程项目的各大目标,业主方的项目管理必须得到重视。
本毕业设计站在建设单位的立场,围绕扬州772地块B区一期多层住宅片区编制了项目管理方案,设置了以项目经理为中心的三部一室的项目管理组织,从进度、投资、质量三大目标和合同、安全生产和文明施工、风险、信息档案等多个方面有效管控整个项目。
此外,本毕业设计以《房屋建筑和市政工程标准施工招标文件(2010年版)》为范本编写了B-15项目的施工招标文件。B-15项目的承包模式为承包人包工包料,合同形式为固定单价合同,评标办法为综合评估法。小论文围绕“工程招标代理行业转型发展”展开研究。
通过本次毕业设计,本人不仅复盘了大学四年学到的知识,更将知识与实际项目结合进行运用,这是一次非常宝贵的锻炼机会,也为本人之后从事土建行业的相关岗位工作奠定了基础。

Abstract
The construction unit is the initiator and organizer of the whole process of the project and takes responsibility for it. The owner's project management, in the management of representing the interests of all parties, is in the core position. However, in the current domestic construction market, the project management of the construction party has received sufficient attention while the project management of the owner is ignored, which results in the fact that the owner does not join in the construction process of the project.
This design standing on the ground of the construction unit, around yangzhou land area B 772 issue of multi-storey residential area, set up three of one room for the center with the project manager of project management organization, from the three objectives on the progress, investment, quality, safety production and civilized construction, and contract risk, information files, and other aspects of effective control of the whole project.
In addition, this design compiled the bidding documents of b-15 project based on the bidding documents of standard construction of housing construction and municipal engineering (2010 edition). The contract mode of b-15 project is that the contractor contracts for labor and materials. The contract form is fixed unit price contract. The bid evaluation method is comprehensive evaluation method. The thesis focuses on the "transformation and development of engineering bidding agency ".
Through this graduation project, I reviewed the knowledge I learned in the four years of university and applied the knowledge into practical projects, which was a very valuable opportunity for me to exercise and laid a foundation for me to work in the civil engineering industry later.
